From July, changes will be long in coming for landowners: you can decide for yourself

New regulations have formalized the procedure for abandoning physical boundary markers by mandating that the boundaries of a land plot be officially recorded within the land plot registration document. This documentation is established by a surveyor during the cadastral measurements of the land parcel. These legal amendments are particularly relevant for residents who organize cadastral measurements, those establishing or adjusting property boundaries, and farmers or other land users whose physical markers are frequently impractical or susceptible to damage.

The changes stem from an amendment to the Land Use Planning, Construction and Land Use State Supervision Law of the Republic of Lithuania, which took effect on July 1, 2026. Specifically, this legislation repealed the requirement outlined in Article 24, paragraph 3, point 3, of the Supervision Law. Consequently, the function previously assigned to the VTPSI—which involved checking whether landowners and other users had taken necessary measures to secure their physical boundary markers—has been abolished.

Under the revised framework, the legal determination of the boundary is shifting from physical markers to documented records. Therefore, the primary means of confirming the precise limits of a plot of land is now through the official, surveyor-generated documentation attached to the land plot registration file. This streamlines the process for property demarcation while maintaining legal traceability.
